King-Chavez Health Center

The King-Chavez Health Center is located just 2.5 miles east of the San Diego Harbor in the National City area of San Diego, California. The building site is located at 950 South Euclid Avenue on the corner of Logan Street in the heart of the community, near a variety of schools, parks, shops and services.

The King-Chavez Health Center is a three story, 20,076 sf newly constructed building consisting of individual office space, multi-occupant work areas, a variety of medical and dental exam rooms, labs and information desks. Inside the building the project team expects a 31% water savings stemming from its low-flow water and flush fixtures that are provided for the anticipated 111 clients that visit the health center each day.

Outside of the building the team presumes to see a 60% reduction of potable water in its landscaping and irrigation design. Through the use of highly reflective roofing materials, energy efficient glazing and thermal comfort systems, and an economical lighting design, the energy use savings for the building is estimated to be 28% below the Title 24 default values, with an energy cost savings of 21%.

The project building is called the Las Flores Administration Building, and is the new construction of a 4,998 SF single story office building. The building is owned, managed and occupied by the Marine Corps, and was a Design/Build project, managed by the Navy Facilities Engineering Command (NAVFAC). Three aspects that highlight the team’s effort to create a sustainable project include Water Conservation, both inside and outside the building, the Renewable Energy system on the roof, and the efforts taken to ensure all regularly-occupied areas have Views to the outdoors.

Grossmont Griffin Center Building 60

Located within the Grossmont Community College campus in El Cajon, California, the Griffin Center houses the offices and work areas of the Associated Students, the culinary arts program, student health services, Extended Opportunity Programs and Services (EOPS) for low-income students, the career center and job placement, a club room for student organizations, and Disabled Student Programs and Services (DSPS).  This 47,899 square foot, remodeled building offers colorful, large and open, naturally lit spaces that provide an inviting and energy efficient home to the campus service building.

LEED Silver Certification was achieved on this project through responsible environmental and sustainable design features.  Dedicated parking spaces for fuel-efficient and low-emitting vehicles are provided.  A cool roof was installed to reflect the sun’s rays and reduce heat transfer to the building.  The northern portion of the first floor and the Griffin Gate space will be conditioned by custom hydronic heating and cooling air handling units located on this roof.  Water efficient landscaping and plumbing fixtures help the building achieve a water savings of 27% better that a typical, similar building.

Materials with high levels of recycled content were selected, and over 85% of the wood installed in this building is Forest Stewardship Council (FSC) certified.  The FSC standard incorporates many criteria that contribute to the long -term health and integrity of forest ecosystems.   To increase demand for building materials and products that are extracted and manufactured within the region, over 10% of the building materials used in the renovation of this building were sourced from within 500 miles of the project site. This supports the use of indigenous resources and reduces environmental impacts resulting from transportation.

Traditional construction sites can produce a large amount of waste; however this project used construction practices that diverted over 85% of construction waste materials, measured by weight, from landfills. This was done by carefully monitoring project waste, separating on-site, and sending materials to an appropriate recycling facility.

This building was also designed to provide its occupants with a healthy indoor environment.  The construction team implemented an Indoor Air Quality plan to keep the project clean, dry and smoke free during construction, and utilized low-emitting materials such as adhesives, sealants, paints, and carpet systems.  Outdoor air ventilation rates have been increased 30% above the minimum rates in all of the regularly occupied spaces to keep fresh air circulating throughout the building.

P-104 Communication/Electronic Maintenance Shop

Located at the Marine Corps Base at Camp Pendleton, California, the P104 Consolidated Comm/Elect project is a single-story high bay communications/electronics maintenance shop, including classrooms, 148 uncovered parking spaces, and storage for 50 tactical vehicles. The design of the building achieves enhanced energy performance, increased indoor air quality and water efficiency, and features low VOC (volatile organic compounds) materials and high efficiency plumbing fixtures.

Storm water is filtered through a series of filters and bioswales, which remove suspended solids and improve the water quality leaving the site. Native and adapted plants were selected for the landscaped areas of the project. Inside the building, over 40% water savings were achieved by using low-flow plumbing fixtures. 93% of construction waste materials were diverted from landfills by carefully monitoring project waste, separating on-site, and sending materials to the appropriate recycling facility.

Point Mugu Community Center

The Point Mugu Community Center is a 8,074 square foot building located in Point Mugu, CA.  The center provides fitness facilities, park areas, and meeting rooms for individuals and families living in the adjacent military housing community.  The community center was constructed, owned, and operated by San Diego Family Housing, LLC in partnership with the Navy over a 50 year lease term.  It was designed by Architects Torti Gallas and Partners to reflect the Spanish architecture historically found in California, and to match four other community centers built by Clark Realty Capital and Lincoln Properties.
